As a bit of a Bank holiday day out, myself and my partner went to look at some amenity land that is for sale near to Evesham, Worcestershire.

We have had a bit of a dream for a few years now that one day we will buy some land and start a camping site. In the development stage we would use it for our own 'personal' use.

The hard thing as you can imagine if you know anything about UK planning law is to find a piece of land that is attractive to tourists, but equally (and rightly) does not impact on the countryside too much. What we would like to do however is to find some land and retain the countryside feel to it, rather than can be seen many of the larger camping sites of today.

Anyway, we visited a piece of land yesterday that is located in a village and the land is bounded by a river on one side, which appears to be a nice feature.



There is just over 3.5 acres of land for sale, which can be accessed from two points; one pedestrian and one vehicular. The photograph below is the pedestrian access, over a river.



As with most pieces of land we have found, there are problems. In this case there were quite a few.

Firstly, the current owner seeing the potential for development, wants to retain a right to a 40% uplift in value for 21 yrs should be obtain planning permission. Then there is the issue of flooding, which from my investigations, does appear to be a historic problem in the village.



But, also there is the issue of vehicular access; There is a right for vehicles to access the land along what is described by the agent as a "track". However, on visiting the site, what this in fact is, is the right to drive across two other paddocks, of which there is no, "track". That could be a big problem, particularluy if the other owners do not like "commercial" traffic passing across their land.



Subject to any proposal being reasonable in size, looking at the area's past and current planning office decisions, I don't believe planning would be a major stumbling block in this location. But, in consideration of the problems, I think this is another land find that will sadly have to be put to bed !

Nice to see what people are up to.

Yes and we all need dreams its just hard to achieve them for most of us, but if you keep looking then I'm sure you will achieve it.
