my names Jonathan I'm seriously considering turning a plot of land in the Midlands into a Caravan storage site. It will possibly hold around 1000 Caravans.
Do you feel there is a market for storing Caravans away from Home? I was thinking of charging £30, £35 & £40 per month depending on size. Do you feel this would be attractive to Caravaners??
Obviously I am considering all the options such as 24 hr access/security & onsite support for maintenance & repairs etc, but my main concern is, is there need for such a service as Caravan storage facility?

Hi

Within 10 miles of me there are 4 large caravan storage compounds and they are always full and always have a waiting list. I am regularly being asked if I do storage and with the amount of enquiries I get, I wish I could! The best people to talk to would be www.cassoa.co.uk . With the right location, security and price, it's money for old rope. Your suggested prices do seem a bit steep but if that’s the going rate in your area, then go for it!

You would probably need to get certified by the CASSOA as most caravan insurers wont keep the van insured unless its on an approved storage facility and then there is different levels of security at each facility. Good luck

That's not true!!! We have never been refused insurance and we are not on an approved site.

I bet the premium price is then higher than if it was on your own driver or in an approved storage site. But i hope you are right that way it wont cost him much to get off the ground.

Hi Jonathan,
there is always a need for secure storage, but the prices you are thinking of charging are a bit steep, I pay £24 a month on a secur site with keypad entry and CCTV.

we rented space inside a barn for £1,200 a year for 2 vans!!

Sounds a good idea for those who can not store the Caravan at home.

I'm not sure about the rates so you may need to do some investigation.

As for security you will need to try and go beyond just the cctv etc to really make the site as secure as possible. If you get enough Caravans then you could start off with a smaller price and then increase this for everyone one the level is above a certain number of Caravans and pay for a 24 hour security guard.

Stats show that the highest risk area for Caravan theft is in the storage yard. So if you can offer something no one else does then you could well be on to a winner.

Hi

we store our twin axle on a Gold rated Casso site at a cost of 340 per year, its a 60 acre site, with fully bunded perimeters, CCTV guard dogs and the owners live on site, they operate a system, where the van owners call or email 48 hours in advance and the van is brought form its storage plot to the pick up area on the arranged day, this means that no one but the site owners go into the actual storage area, we van owners call the mobile on arrival outside the security gates, we are let in shown to our vans in the pick up area, we are checked against our photos held on file, the vans are checked by site and van owners signed out a return date is arranged and away we go, the reverse happens on return.
a great service and very secure and great value for £340 PA, so thats the sort of service / price you should start at and for £40 per month a lot more like covered storage areas.
